Let’s just say… you had a really good idea of what they were like….. and how they looked…. but you never spoke to them and never saw them. 🤔

𝑍𝑖𝑙𝑙𝑜𝑤 comes up with the value-based upon what your neighbors are selling for AND here’s another thing, WY is a non-disclosure state so the sold data that they DO have is rarely accurate. 🚫
They look at things like size, bedrooms, bathrooms, lot size, etc. and they compare them to your neighbors. But, things they cannot take into consideration are upgrades, location, accurate price per sqft.. differentiating the price per above grade square foot in price per below grade square foot, the list goes on. 👎🏼
And ALL of these factors have a huge impact on the value of your home, 𝑍𝑖𝑙𝑙𝑜𝑤 even acknowledges that their lack of accuracy stating that in the U.S. as a whole, Zestimates are currently within 10% of the final sale price 71.5% of the time. AND they encourage you to get a more accurate evaluation by a licensed Realtor or appraiser. That’s why you need…ME! 💕 👏🏼 💯 👍🏼 🏡 💰
Here’s an example of a few costly mistakes that could have been made if my past sellers relied on 𝑍𝑖𝑙𝑙𝑜𝑤’s Zestimate. 😲 Take this home just east of Cheyenne, WY for example, Typical zestimate for this area was $394,000 and we actually sold for $428,000. That’s a 34,000 dollar difference, you could by a car with that! 💵 💸
And what about 1191 Granite Springs west of Cheyenne, WY? The Zestimate was $479,000 and we sold it for $571,000 that is a $100,000 difference! 💵 💸
